The Town Clerk’s Office is open Monday, Wednesday and Thursday, 8:00 am – 4:00 pm, Tuesdays 8:00 am until 6:00 pm
The Town Clerk’s Office maintains all official records and certifications, serves as the local election authority and registrar for voters, issues licenses and permits, and collects a range of fees, including for business licenses and permits and real estate transfer taxes.
No appointments are necessary for land records research during normal office hours. If you have questions, please contact us.
The Town Clerk’s Office is responsible for recording all documents on property in the town. Common documents are:
- Warranty Deeds, Quit Claim Deeds, Mobile Home Bills of Sale & the accompanying Vermont Property Transfer Tax Returns
- Mortgage Deeds
- Liens
- Uniform Commercial Code (UCC) Forms
- Power of Attorney (POA) Deeds
- Vermont Water/Wastewater and Stormwater Permits
- Survey Maps (18″ x 24″ Mylars)
Recording Fees
The State of Vermont established the following Recording Fees, effective July 1, 2019, 32 VSA 1671:
$15 per Page, or per Discharge (whichever is more), except UCCs
$15 per Vermont Property Transfer Tax Return (PTTR)
$25 per Map (18″ X 24″ Mylar)
$45 per UCC
$25 per UCC Amendment
Documents can be dropped off at the Clerk’s Office, Monday – Thursday, 8:00 a.m. – 4:00 p.m., or mailed to the Town of Eden, 71 Old Schoolhouse Road Eden Mills, VT 05653. Documents are assigned a book and page number, stamped, scanned, and then indexed in our software program. The originals are mailed back to sender. Return envelopes are helpful but not required.
Documents conveying property must be accompanied by a Vermont Property Transfer Tax Return, Form PTT-172, regardless if any money is exchanged. Contact the Vermont Tax Department for information on this form at 802-828-2542.
Accessing Land Records
The Eden Land Records are available in the Town Clerk’s Office, Monday/Wednesday/Thursday 8:00 am – 4:00 pm and Tuesday 8:00 am – 6:00 pm. Copies of recorded documents are $1.00 per page regardless of format (paper, digital, etc.)
Our office does not look up recording information over the phone or perform title research. We can help residents find documents & maps, but we cannot offer legal advice or guarantee a document is what you are looking for without a book and page number being provided.
